Meeting is called to order at 7PM.
This is Jahazah Jabbar. Welcome.
This board consists of Roswell residents
appointed by the mayor and approved by by city council.
We serve voluntarily
on the board of zoning appeals and without compensation.
This board has a final say on tonight's applications.
Appeals must be filed within thirty days with the superior court of Fulton County.
The agenda has
one application with one variance request,
and here's the procedure we'll follow tonight.
The city representative
will present their report and their recommendation.
The applicant will present their case.
If there are any public comments, we will limit them to two minutes per speaker relevant to the application.
The applicant may address or re butt any public comments if desired.
The board members may ask questions at any time throughout the agenda.
And after that, the board members will deliberate
and vote. A simple majority decides.
We will begin with
the city's presentation.

Alright. My name is Richard.
I will be presenting,
BZA case number 20250135.
It's
a bearings, 695 Wood Valley, trace. It's a bearings to decrease the required width of the front porch.
So some background, the property is owned r s 12, single family residential, and is 20,062
square feet.
There's an existing twenty one eighty
square foot single family house in the lot.
The lot is generally square with the house located near the front of the property.
The front yard contains a large,
contains large hardwood trees
that partially screen the right side of the house and vegetation varying from small trees to bushes, which partially screen the front of the house from the road.
The existing front stoop and stairs are old and need to be replaced, and the applicant intends on replacing the existing front stoop and stairs with a larger front porch
and stairs.

Code requirement is UDC 2.218,
building elements,
and that's letter b number two. A front porch must be contiguous with a width not less than 33% of the building facade from which it projects.
So the applicant is seeking relief from UDC 2.2,
18 b to reduce the required minimum front porch width of 33%
of the width of the front building facade to 12%.

The applicant's hardship,
the applicants are proposing to replace the existing
dilapidated stairs and stoop with something similar that is appropriate for the style of the house.
The existing porch and stairs need to be replaced.
Not doing so could be injurious to the house's residents and anyone in the neighborhood or community
and all resident residential properties within the city of Roswell have the right to replace their old and dilapidated porches.

And the staff recommendation. Staff recommends approval to reduce the required minimum front porch with 33% of the width of the front building facade to 12%.

Road.

It was a question how big was the existing porch? Well, we have a a picture
that the existing
stoop is eight feet across.
And so we just basically removing
the deck more to the right side of the house to give more access to the garage,
and the steps will be closer to
the to the house as well. That's the only thing I would like to
add. And we have pictures. Is that is that, mister Schumacher direct next?

the porch then? I heard of a seven foot across.
We we're Eight foot now to seven? It's it's seven foot. We're making it eight foot to be a bigger landing.

to the threshold of the door

the proposed drawing, and it says proposed deck is 42 square feet.
Do you have that
can you put that one up on the screen here?
Yeah. Proposed deck is 42 square foot. It is now seven foot wide. I believe that's what I heard, or it's eight foot wide now. It's gonna be eight. It's currently seven. Yeah. Currently seven. So it's gonna be eight. So then it isn't gonna stick out quite as far, but it will be similar.
